Listing words, decoded
Terms you will see in Georgian property ads that rarely get explained.
- Black / white / green frame
- Stages of finish for new builds, from bare shell to nearly move-in ready.
- Cadastral code
- The property's unique ID in the Public Registry. Ask for it before paying anything.
- Public Service Hall
- The one-stop state office where sales are signed and registered.
- Czech project
- A common Soviet-era building series with practical layouts and thick walls.
- Italian courtyard
- A shared inner courtyard surrounded by wooden balconies, typical of old Tbilisi.
- Old / new renovation
- "Old" means a dated but usable interior. "New" means recently and fully redone.
- Mansard
- A top-floor apartment built into the roof, often with sloped ceilings.
- Total vs. living area
- Listings often include balconies and walls in total area. Ask for both.
