How to rent an apartment in Tbilisi
Deposits, contracts and the checks worth doing before you sign. A short guide for people moving from abroad.

Most people who move to Georgia rent first, often within a few weeks of arriving. Renting is straightforward, but a few local habits are worth knowing before you sign.
What to expect
- Prices are usually quoted in US dollars per month, and paid in dollars or lari.
- A deposit of one month's rent is common. It is returned when you move out, minus any damage.
- Contracts usually run 6 to 12 months. Shorter terms are possible but often cost more.
- Utilities are paid separately: electricity, gas, water and internet, usually through a banking app.
Before you sign
- View the apartment in person or by video call, and check heating, water pressure and the internet connection.
- Ask who the owner is and check that the person signing has the right to rent it out.
- Read the contract in a language you understand. Agree in writing how the deposit is returned.
- If you plan to apply for residency, ask whether the contract can be registered.
- Photograph the meters and the condition of the apartment on the day you move in.
