How buying works for foreigners
Foreign citizens can buy apartments, houses and commercial property in Georgia on the same terms as locals. Agricultural land is the main exception. The process is fast and fully registered with the state.

Shortlist and reserve
We shortlist homes and you view in person or by video call. A small deposit reserves the property while documents are checked.

Check the documents
We pull the Public Registry extract using the cadastral code to confirm the owner and that there are no mortgages, liens or disputes.

Agree the contract
The sale agreement is in Georgian with a translation in a language you read. A certified translator can attend.

Pay safely
Payment goes by bank transfer, often through a bank-held arrangement so the seller is paid only after registration.

Register ownership
Buyer and seller sign at a Public Service Hall. Registration usually takes a few working days, with faster paid options.

Get the keys
We hand over the property, read the meters and move utility accounts into your name.
